Dec. 27, 2006 - Phoenix Real Estate Stats through 12/26 |
The supply of homes continued to fall over the past week, with sales for the past 30 days holding roughly steady if not slightly higher. I'm expecting to see the supply trend change within the first two weeks of the new year as owners prepare to put their homes on the market, either for the first time or after pulling them off the market for the holidays.

| This chart is really helpful. I think it's interesting that Ahwatuke and Tempe, two desireable, built-out "towns" have turned "Seller". Could this be the beginning of a trend? |

As much as I would like to say that it was, I'm not so certain. In Tempe, the city isn't just built-out and landlocked but has been for the better part of 20 - 25 years. Very finite supply and relatively stable pricing given the age of the homes ... that will keep homes moving.
An eye-opener for me was taking a client through the Lakes and seeing how unimpressed they were with the area. Of course, lakeside living isn't new anymore, but when I moved here in '77 that was the place to be. |
